Welcome to Furlow Stays! These terms and conditions outline the rules and regulations for the use of the Furlow Stays website, located at furlowstays.com and book.furlowstays.com.

By accessing this website and/or making a booking, we assume you accept these terms and conditions in full. Do not continue to use this site if you do not agree to all of the terms and conditions stated on this page.

The following terminology applies to these Terms and Conditions: "Client," "You," and "Your" refers to you, the person booking or using this website. "The Company," "Ourselves," "We," "Our," and "Us" refers to Furlow Stays. "Party" or "Parties" refers to both the Client and Furlow Stays.

Bookings & Reservations

All bookings made through book.furlowstays.com are subject to availability and are confirmed only upon receipt of payment as specified at checkout. Rates displayed at the time of booking are the rates that apply to that reservation; any direct-booking discounts in effect at the time of booking will be honored as stated on the site.

Payment

Payments are processed securely through our third-party payment processor. By submitting a booking, you authorize Furlow Stays to charge the payment method provided for the total amount due, including any applicable fees.

Cancellations & Refunds

If you cancel more than 30 days before check-in, you'll receive a full refund of your damage deposit and 50% of your rent. If you cancel less than 30 days before check-in, your damage deposit will be refunded but your rent is non-refundable. This policy reflects our standard terms as of the date of booking; Furlow Stays reserves the right to update its cancellation policy going forward, and any such changes will not retroactively reduce a refund you've already earned.

Guest Responsibilities

Guests agree to use the property responsibly and in accordance with any rules provided at booking or check-in. Smoking is not permitted inside any property unless otherwise stated. Events and parties are not permitted unless explicitly approved in advance. Guests are responsible for reporting any damage that occurs during their stay.

Check-In & Check-Out

Check-in: 4:00 PM · Check-out: 11:00 AM

Early check-in or late check-out may be available on request — just ask your host.

Occupancy & Age Requirements

The maximum number of guests permitted at each property is as stated in the listing and may not be exceeded without prior approval. The person making the booking must be at least 21 years of age and will be present for the duration of the stay unless otherwise agreed.

Damages

Guests are responsible for any damage to the property beyond normal wear and tear that occurs during their stay. A $500 damage deposit is required at the time of booking. Provided there's no damage to the property or its furnishings, no excessive mess requiring extra cleaning, and no other cost incurred as a result of your stay, your damage deposit will be refunded within 7 days of check-out.

Limitation of Liability

Furlow Stays is not liable for any injury, loss, or damage to persons or property arising from a guest's stay, except where caused by our negligence. Guests use all property amenities (including pools, where present) at their own risk.

Third-Party Booking Platforms

If you booked through a third-party platform such as Airbnb, Vrbo, or Booking.com, that platform's own terms and cancellation policy apply to your reservation instead of this page.

Governing Law

These Terms and Conditions are governed by the laws of the State of Florida.

Changes to These Terms

We may update these Terms and Conditions from time to time. Changes will be posted on this page.
